Multimillion pound estate regeneration approved

Pollards Hill estate is set to be transformed after Merton Council granted planning permission for a 35 million regeneration scheme.

The £35 million scheme in Pollards Hill by housing association Moat will see the creation of homes and the renovation of existing properties.

The plan includes building 90 homes, a new estate access road and making improvements to more than 400 existing properties and car parking for 499 cars, up from the 310 currently available, as well as new landscaping.

Pollards Hill estate currently consists of more than 1,500 homes. 

Refurbishment will include improved roof insulation, external wall insulation, replacement windows and doors, as well as heating and electrical improvements to make the homes more energy efficient. 

The project, which will see people stay in their homes while phased work is carried out, will also create improved recreational and community space.

All homes will be for social rent or shared ownership, exceeding Merton’s target of 40% affordable housing on each new development.

“The much-needed 90 housing units, with 24 being replacements for existing flats, will be a great addition to the area and provide much-needed affordable housing,” said Councillor Martin Whelton, cabinet member for regeneration, environment and housing. "It will enhance the area for future generations to come."
